CITY OF AIRDRIE
DEVELOPMENT
OPPORTUNITY
East Points Launches in Airdrie
As Airdrie continues its remarkable trajectory as one of
Canada's fastest-growing municipalities, significant new
development is taking shape on the city's emerging east side.
East Points Commercial Centre, a 53.5-acre master-planned
industrial hub, has broken ground in the city. The development
marks a pivotal moment for investors and businesses looking to
capitalize on Airdrie's growth.
“Airdrie’s industrial sector has seen vacancy rates under
1 per cent for the past several years,” explains Economic
Development Officer Chad Sheldon. “Activating the six quarter-
sections of East Points land allows much-needed capacity to
meet the pent-up demand. We are thrilled to now offer shovel-
ready sites for end users as well as 320 acres of greenfield
land available for a developer.”
The timing couldn't be more strategic. Airdrie's population has
surged 18.5 per cent since 2019, with forecasts predicting an
additional 29.5 per cent growth by 2028. This population boom
has driven a 20 per cent increase in business licenses and a
17 per cent rise in employment over the past five years, creating
a robust ecosystem for commercial and industrial investment.
"With a fast-growing population, a young and talented
workforce and municipal investments that enhance quality
of life, Airdrie is an ideal place to grow your business and
succeed,” says Airdrie Mayor Peter Brown.
The location provides exceptional connectivity: five
minutes from the Queen Elizabeth Highway II, Alberta’s
busiest transportation corridor, 15 minutes from Calgary
International Airport and just 20 minutes from downtown
Calgary. This strategic positioning, combined with Airdrie’s
growing skilled labour force, makes East Points an ideal
choice for businesses seeking competitive advantages in
the Calgary-Edmonton corridor.
“Airdrie has done a lot on the west side, but the
east side is the next growth area,” says Adrian Munro,
president of Highfield Investment Group, the development's
experienced partner with a 40-year track record and 4,000-
acre portfolio. “We’re well-positioned to capitalize on that.”
Highfield’s East Points Commercial Centre offers
fully serviced lots with build-to-suit options, specifically
designed for small to medium industrial and manufacturing
businesses. The development is part of the larger 770-acre
Spring Valley future subdivision, which includes residential
areas, public spaces and a high school — creating an
integrated community that supports business operations
and workforce attraction.
As Airdrie approaches 100,000 residents, city
administration is proactively developing infrastructure
and services to support continued growth. East Points
represents a rare opportunity to secure a position in one of
Alberta’s most dynamic markets.
“I’m excited about the many new development
opportunities that will continue to strengthen our vibrant,
family-oriented community,” says Mayor Brown. “I welcome
you to be part of the growth!"
